Daytime Privacy Without Losing the View

The most common call we take is some version of the same sentence. The house next door is close, the upstairs windows line up, and the blind that went up as a temporary fix has been down for three years. The room still has a window. It just does not have daylight any more.

That trade is so normal that most people stop noticing they made it. You bought a house with good glazing, and then you covered it, because the only tool anyone handed you was fabric. There is a better answer, but it comes with a limit that gets glossed over constantly in this trade, so it is worth explaining properly.

How one-way privacy actually works

A dual reflective covering does not block sight. It manages a light difference. The outward-facing surface reflects a portion of the light hitting it, and when the outside of your window is much brighter than the inside, that reflection is all a person out there can see. You look out through the same pane and see the street perfectly well, because you are on the dim side looking toward the bright side.

This is the same effect you have already seen a hundred times. Stand outside an office tower at noon and it is a mirror. Stand outside the same tower at nine at night and you can count the desks.

Which brings us to the part that gets left out of the sales pitch.

It reverses after dark

When the sun goes down and you turn on your lamps, the bright side is now inside. The reflection flips to your side of the glass, and someone standing outside sees into your room roughly as well as they would through clear glass.

We tell every client this before they spend anything, because the alternative is a phone call in November from someone who was told it worked around the clock. If a room genuinely needs privacy at night, a reflective covering is the wrong product for that room and we will say so.

The reason it still sells well is that most rooms do not need night privacy in the way people assume. A kitchen, a family room, a home office, a living room. These are daylight rooms with a glare problem and an overlooked-at-lunchtime problem, and they are dark and empty by the time the effect reverses. Bedrooms and bathrooms are the genuine exception, and they get treated differently.

What to use where

Here is roughly how we sort a house when we walk it.

  • Living rooms, kitchens and offices facing a neighbour or a street. Dual reflective. You get daytime privacy, real heat and glare reduction, and you keep the view.
  • Bedrooms and ensuites. If night privacy matters, this is either a permanent frosted or fluted finish, or switchable glass if you want the view back on demand.
  • A room that is only ever a heat complaint. Solar control on its own. No mirror effect, no change to how the house reads from the street, just less heat and glare coming through.
  • Ground floor glass onto a shared path. Privacy at eye level with a decorative band, daylight above it. Common on side doors and entry sidelights.

What it looks like from outside

Worth setting expectations here too. A dual reflective finish is visible from the street in daylight. It reads as a clean, even reflection across the pane, which is a look plenty of people like and some people do not. If you are on a street where every house is identical and you would rather not be the one with mirrored glass, say so at the quote stage. Lighter grades give you a much subtler exterior with less privacy, and there is a real trade to make there rather than a right answer.

The one thing we will not do is fit a heavy reflective grade to a single window in the middle of an elevation and let you find out afterwards that it stands out. Whole elevations, or nothing.

The Low-E question

If your home was built after the mid nineties, your glass almost certainly has a Low-E coating. That coating changes how the sealed unit handles heat, and adding the wrong covering on top of it can push the pane into a thermal stress it was not designed for.

Some coverings are rated for Low-E and some are not. This is not a detail to take on trust. We identify the exact glass at the site visit before quoting anything, and we leave the edges of every pane unsealed so the unit keeps breathing and your existing glass warranty stays intact. Anyone who quotes you over the phone without asking what glass you have is guessing with your windows.

What it takes to do

A few rooms is a morning. The upstairs of a typical two storey is a day with a two person crew. Nothing is removed, nothing is ordered in, and there is no lead time on a factory unit, because we are working on the panes already in your frames. Most people are back in the room the same afternoon, with a thirty day window during which minor haze can appear and then clear on its own as the covering cures.

If the blind in your front room has not been up since you moved in, that is the problem worth fixing. Not the window.
