The Shore That Faces the Late Sun

Georgina sits on the south shore of Lake Simcoe, from Keswick on Cook's Bay through Jackson's Point and Sutton to Pefferlaw. Downtown Sutton along High Street keeps the feel of a small main street, while the shoreline is lined with homes that face out over the water.

Because this is the south shore, lakefront glass tends to face north and west across the lake. Low afternoon and evening sun, especially in spring and fall, comes straight through the front windows and reflects off the water on the way in.

Many shoreline properties began as seasonal cottages and have since been renovated into year-round homes, while others are still used part of the year. Glass that sits unwatched for stretches of the winter is where security reinforcement earns its place.

None of it calls for new windows. It calls for control over that low western light, and in some cases a layer that holds up when nobody is home.

Architectural Coverings and Security Reinforcement

Two services, each with published performance. Every quote lists the grade and what it measurably does, so you are comparing results rather than names.

Architectural Glass Coverings

For heat, glare, fading and daytime privacy on residential and commercial glass. Applied to the interior surface and matched to your glass type, Low-E included.

Worth knowing: daytime privacy works on a light difference. After dark with your lights on, the effect reverses. A premium privacy grade with a darker, more reflective exterior is also available.

Where it fits in Georgina

  • North and west-facing lakefront windows
  • Glare reflecting off Lake Simcoe
  • Rooms overlooked from the water or a close neighbour

Decorative frosted, fluted and gradient finishes are also available for entries, partitions and storefront detail.

Security Glass Reinforcement

An 8-mil high-tensile layer bonded to the inside of the glass. When the pane is struck it breaks but stays together in the frame, so a quick smash-and-grab becomes a slow, loud job.

Where it fits in Georgina

  • Shoreline homes empty part of the year
  • Storefronts on High Street and The Queensway
  • Rear doors and ground floor glass

What it does not do: it will not make glass unbreakable and it is not a replacement for an alarm. It buys time and noise, works alongside the alarm you have, and never needs to be armed.

Figures are product ratings for the grades we currently install. Results on your windows depend on the glass, any coating and which way it faces, which is why every quote starts by identifying your glass.

Worth knowing: clear mode is very clear but not quite bare glass, with a light haze under 4%. It also needs a power route to the glass, which we plan before quoting.

It suits bedrooms and bathrooms facing the shore, where there is nowhere sensible to hang a blind. Manufacturer ratings for the product we install.

How a Georgina Project Runs

  1. Call or Request a Quote

Tell us the room, the problem and roughly how much glass. If it is not a job we can do well, we say so on the phone.

  2. Site Assessment

We measure, identify your glass including any Low-E coating, and confirm which products are safe to put on it.

  3. Written Fixed Quote

One all-in price with materials, labour and HST. Nothing is added at completion. A 50% deposit books the date.

  4. Installation

Our own two-person crew. Most Georgina homes take one day and a whole home two to three. Coverings fully cure within 30 days.

Georgina is about an hour from us around the south end of the lake, and travel is built into the price rather than added at the end.

Frequently Asked Questions

Our house grade rejects 33% of solar heat and our premium grade rejects 51%, and both block 99% or more of UV. Those are the product ratings. What you get on your own windows depends on the glass, any Low-E coating and which way it faces, which is why we identify the glass before we quote.

It will not make glass unbreakable, and it is not a replacement for an alarm. What the 8-mil layer does is hold the glass together in the frame when it is struck, so getting through takes longer and makes a lot more noise. It works alongside your alarm and never needs to be armed.

We quote by grade and measured performance rather than by brand name. Every quote states the solar heat rejected, visible light and UV figures for the exact grade you are buying, so you can compare us line by line with anyone. Every covering carries a manufacturer warranty against bubbling, peeling, cracking and delamination, and we guarantee our workmanship for twelve months.

A single lake-facing room is usually a morning or a day with our two-person crew. A full shoreline home with solar control and security reinforcement runs two to three working days.

Yes. Nothing is removed and nothing is ordered in. The covering is applied to the surface of the glass already in your frames, usually the interior. Edges are left unsealed so the sealed unit can still breathe and your existing glass warranty stays intact.

Newer builds and renovated cottages in Keswick and Sutton often have Low-E glazing, and it changes how the glass handles heat. Some coverings are rated for Low-E and some are not. We identify your exact glass at the site assessment and only quote what is safe to put on it.

Yes. Smart glass needs a low-voltage transformer and a power route to the glass, so it is quoted once we know the wiring path. Send us the glass sizes and a photo of the nearest outlet or power source and we will come back with written options.

Orientation. Georgina is on the south shore, so lakefront glass faces north and west across the water. The low sun late in the day comes straight through those windows and reflects off the lake at the same time.

Yes. It is about an hour from us around the south end of the lake. Every project is quoted on its own, with travel built into the price.

Each project is quoted case by case. Across the work we do, most finished projects land between $20 and $29 per square foot of glass, installed, with HST included. Your written quote is one fixed number.

Interior work runs year round because we are working inside your heated space. Exterior applications need surface temperatures above roughly five degrees, so those are booked between April and October. January to March is the quietest stretch and the earliest dates.
